Нюансы
flat (BrE) = apartment (AmE); ground floor — только британский первый этаж: в объявлении «on the first floor» в Лондоне значит второй этаж.
rent — и «арендная плата», и «снимать»: The rent is £900. We rent a flat. Сдавать — rent out / let.
overlook — «выходить окнами на», но и «не заметить»: I overlooked a mistake. Смысл по контексту.
Комнаты считают по спальням: «трёхкомнатная» ≈ a two-bedroom flat (гостиная не считается).
